I get asked often about how to avoid the problems that are caused by the synagogue of Satan adversary. The answers are actually very simple.
1. Empower yourself to remain as healthy as possible for as long as possible. This includes not eating processed foods, staying away from a vegan diet, eating organic fatty meats, and drinking water for your primary source of hydration. Eschew all forms of alcohol and tobacco. I wish I could say to stay away from caffeine, but that is my drug of choice.
2. Stay out of the doctor’s offices unless you have no choice. Empower yourself to cure your chronic diseases. Especially now that the medical establishment is built on a lie in the post-covid world, we can’t trust doctors anymore. If you have been injected and go to the doctor for a condition that has recently manifested, the doctors will never tell you of the real causes. They can never say that the mRNA injection caused it as they could be sued and be held liable for recommending the injections to their patients. This double mindedness in the doctor’s offices will kill you and put you in an early grave. We need to go back to practicing frontier medicine and to nip problems in the bud. We need to prevent sickness from happening. Don’t rely on the doctors anymore.
3. Stay active and engage in as much physical activity as your body can handle. For me at my age, I walk at least four or five times a week for a few miles each and work out vigorously including performing push-ups, sit-ups, chin-ups, pull-ups, dips, ab crunches, and assorted leg squats. I no longer go to the gym as I do not want to be shed upon with HIV-spike proteins.
4. In a post covid world we need to avoid as much personal interaction with the injected as possible. The injected are only spike protein manufacturing machines and we need to remain as far away from as many of them as possible. This is why I no longer go to the gym and only work out at home now. Engaging in solitary investment activities like landlording can also help in this regard. I think the only thing we’ll be able to engage in until the end of this age will be landlording. The people are so desperate for accommodations that they’ll take the accommodations of someone who has not been implanted with the mark.
5. Learn how this monetary and economic system works. It ensnares the many and empowers the few. Become as self-sufficient as possible in this regard, which is why I always tell you to develop life techniques that can help you to be removed from having to be an employee for someone. This is especially true if you’re working for an antichrist rainbow firm.
6. Extract yourself from the media overload and read the Bible daily. Pray expressly to the God of Abraham, Isaac, and Jacob and know who the true Israelites are. They are not what you have been told. Look in the mirror, most of you are from that lineage. If you can accept this, then the entire world will make perfect sense.
Regardless, pray to Jesus and ask for forgiveness. I pray two or three times a day and I ask for a fortress of protection from those who hate my guts. It works.
7. Do not become demoralized in any way. This is a common tactic of our adversary to destroy and remove the stumbling blocks to their agenda for the New World Order. If you are a Jesus man or woman, you know this is only but a pit stop until something much greater. Don’t be cast into the pit with the rest of the multicultural sodomites.
This is great news. There are a number of other activities we can engage in that will help to ensure our self-sufficiency. And for those who feel that everything is overwhelming, I say we should take heart; we alone have the power to overcome, and this is just not in a Buddhist-sense. We live by example and the enemy scurries away from us when we have the power of the holy Ghost. Their curses have no effect on us.

CJ, in your experience and what you have heard from others, are long-term tenants likely to trash the place and leave if your raise the rent on them? Any kind of strategies you recommend for raising rent?
I’ve never really had any problems with long-term tenants. However there are two potential negatives that can arise when a tenant in one of my units lives longer than, say, four or five years;
1. It’s nearly impossible as a landlord to keep raising the rents to mirror the marketplace. Long-term tenants tend to stay, because they know their rents are below market. The rents on all of my condos are probably about 25% below full market on average, because I can’t raise them fast enough as market rents rise. I’ve started raising them about 3% a year, which is much lower than the rate at which rents are rising.
Long-term tenants actually are less of a headache overall, since they are reluctant to call up regarding issues and actually tend to take better care of the properties, and will address certain issues on their own rather than calling me.
2. While all of this sounds like a positive (not having longer-term tenants call me up a lot while paying on time and counting on that cash flow) the units of long-term tenants tend to fall into general disrepair as there are a number of deferred Capital improvements that do not take place and when they do finally move out, they tend to need more work. It’s not because they tore the place apart per se, but rather the wear and tear of the property tends to build the longer they live there.
I used to like to have long-term tenants who would stay forever, but covid changed all of that and the inflation rates are so much higher now than they were last decade. I think a time span of 24 months is good for many tenants subsequent to the covid scam.
Having tenants live in a unit for no more than 24 to 36 months ensures me that their rent never falls too far below market and when I do take possession of the property it is generally much easier to turn back around and rent.
I’ve been blessed with good tenants over the years and I’ve had few to no problems. I’ve yet to have a deadbeat tenant in my 20 plus years of property management and I have to thank Zillow applications for assisting in that. It’s very easy to screen applicants and weed out potential deadbeats
I am considering owning rentals due to what I’ve been reading on your blog, but my friend’s son had a rental and the renters refused to pay the rent. They told him if he wanted them out then he could pay THEM $1200 to rent a van to move their stuff out. This also reflects a neighbor I bumped into who told me that his renters refused to pay and he couldn’t get them out.
Have you encountered those scenarios?
I have not faced any real problems in 22 years of property management. The worst problem I encountered was a couple tenants who didn’t pay the final month’s rent. They didn’t trash the places and I kept their deposits. I had a tenant in one of my condos that smoked a lot of marijuana, but she left without a struggle after I gave her notice.
I’m very particular with my rental applicants and Zillow rental manager is by far the most cost-effective way for a small property manager to screen potential tenants.
There are four problems that I’ve seen over the years with other property managers who self-manage and how they have selected their tenants.
1. They pick the first applicant that comes by and applies. The landlord does not properly run credit, criminal background, and eviction history. All of these reports are available with Zillow.
2. They look at what comparable rents are in their location and seek to get that rent level. Keep in mind that many of the rents that are listed on MLS or Zillow are listed by Realtors, and Realtors take a lot of money up front as commission and will often charge an ongoing management fee. I would advise those who self manage their rentals to list their rent at slightly less than market. They will receive better quality applicants, have lower turnover, and the tenants will appreciate the slightly lower rent. That often means less wear and tear on your unit. In the long run when a property manager accepts a slightly lower rent he or she will end up pocketing more money in the long run.
3. Many property managers tend to be subjective in their approval process. I often have heard stories about how landlords felt sorry for applicants and thought they were helping their tenants. Never ever make that mistake. Always remain objective during the interview process and ask questions like a trained psychologist would ask a patient or police officer would interview a person of interest. We are to look for inconsistencies in any of their answers. I often rephrase questions to see how applicants respond.
4. Many landlords don’t follow up with tenant issues and problems at properties. It’s extremely important for property managers to respond in a timely manner to any issues at a property. I tell my tenants to text me with any problems and if an emergency arises I tell them to text and then call me. It is very important that we treat our tenants with respect, because they remember these situations when it comes to rent payment time.
Anyway, that’s my two cents. I never had a set of algorithms in which I operated, but given the long span of time that I have been a landlord I have come across some tried and true methods at managing my tenants properly with little problem.

I say it would actually be beneficial. How? By lowering price pressures in the West as the US realigns its supply chain to more friendly jurisdictions. The US is not as closely dependent on China as China is on the US. China essentially supplies and the US takes. I see China economic problems as a net win for the US.
China has not been able to create an economy that is not consumer driven like the US. It is still highly dependent on its exports. Creating oversupply only works out for the US, who is no longer truly dependent on China to plug up its deficit borrowing; the Fed takes care of all that now.

I advise seeking Jesus Christ in the comfort of your own home or in a small bible study group of like minded people. Avoid the mainstream churches at all costs. Many of them are corrupted by open toleration of sinful lifestyles such as the gay lifestyle and/or transgenderism. A lot of churches are openly leftist and multicultural.
I went to an old congregational church in a small downeast Maine town last Sunday and they openly quoted a passage from the Talmud. The Talmud is as anti christian as satan himself. In addition, this church displayed the rainbow flags and rainbow colored candles as a clear message that the perverted sexual lifestyles are welcome and tolerated. One of their hymns was “Quirky, Queer, and Wonderful” from the Songs for the Holy Other songbook which is a new alternative hymn book that promotes homosexuality. They NEVER referred to the old testament and never mind that apostle Paul spoke against the homosexual lifestyle. They also do not use the old traditional hymn book. They preached that we must work to promote this tolerance. This church was really sick and infiltrated by satan worshipping people pretending to be Christians. It was interesting that the church was mostly empty as it was only 10% full. At the end they handed out rainbow ribbons for us to wear.
It is a small wonder why church attendance is way down. Many Americans have not turned away from God, but many churches have turned away from God. Satan’s minions have infiltrated the churches to corrupt the Christian message and also to discourage people from seeking the Gospel.
I strongly advise reading the Bible and seeking Jesus Christ on your own terms in your own place. I also advise praying to God at least once a day for a half an hour. However, DO NOT GO TO CHURCH to seek the gospel. You must seek the gospel on your own terms. Seek a relationship with God first, then God will guide you to the right venue to learn more about his word.

Prince George’s County signed into law a rent stabilization program in April. The predominantly black jurisdiction instituted a new law that allows landlords to raise rents to existing tenants by up to 3% per year. Hispanics, who seek out the social programs that PG has to offer, have been flocking to the area and now comprise about 20% of the total population while whites now only comprise about 10% of the population.
The PG government is a very harsh ruler and insists on licensing all long-term and short-term rentals. PG only allows short-term rentals to operate for 180 days a year. There are mandatory inspections and costly fees and onerous regulations for landlords and Airbnb operators. This is all done to help the poor tenants.
Prince George’s County is a very authoritarian type of government and though minorities say they don’t trust government, they certainly rely on them for everything. Stay out of Prince George’s County Maryland. This jurisdiction is very hostile towards landlords, which is why I am selling off my portfolio in the county.
It’s tempting to want to own rental real estate in Prince George’s County, since the rent rolls are so high versus the purchase prices of the properties, but all government intervention bleeds out into higher equilibrium prices for everyone and landlords eventually just pass all their higher costs to their tenants anyway. When the government intervenes, in the long run and all other things being equal, the consumer side of the supply and demand equation ends up paying for most of the costs.
Rent control never helps the tenants that it intends to help. All rent control does is reduce the supply of rental properties available as landlords fold up and leave due to onerous regulations and being limited to charge lower rents that barely cover costs.
In addition, tenants hold on to rent controlled apartments for dear life as it is cheaper than other places. Tenants in rent controlled apartments also illegally sublet apartments to other tenants for
higher rents therefore making a profit. Good luck if you are a new tenant looking for an apartment in a rent controlled area as most likely there will be no apartments available. Any available rent controlled apartments also get snapped up very quickly. One way or another the tenants end up paying higher rents due to less supply. It is just pure economics at work.
PG is a dead end. When the last whites go, it will be Sao Paolo, with an artificial middle class economy. The corruption will be over the top. You are wise CJ to get out of PG.
I won’t even mention the crime that is coming, except to cite the 14 year old in Oxon Hill who murdered a fellow a few months ago.

The Dutch Market is considered a class B or C tenant and the original shopping center grocery store located there closed after crime and shoplifting became too much of a problem. The current tenant is only open 4 days a week and for about 8 hours a day. That’s how desperate the landlord has become to fill the property.
If we wonder why our country is falling apart, it’s because the different races don’t like one another and that’s just a fact. You will never change this and it hasn’t worked since the Adamic race was created 6,000 years ago. I had an operation on my foot and was walking in the city limping and a gang of black youth were nearby. One black teen saw me and walked over to me and asked if I needed help carrying my bags.

Each person is different and I can’t make a blanket recommendation for you. If I had $100,000 cash, I would use it in my rental property business. Currently I am selling my condo portfolio and buying single family detached dwellings just west of me along the I-81 corridor. I would finance some tax-free exchanges. But that’s just me.
For others, I would warn them that that $100,000 is quickly depreciating by about 8% a year. We have to consider not just the CPI numbers, but we also have to consider how cash depreciates against other things like personal housing, healthcare costs, and other assets that seem to be rising more than what inflation numbers dictate. I’ve always mentioned that asset prices tend to rise with the rate of monetary inflation, rather than with CPI.
For those who tend to hoard cash, I understand that the psychology of these people are such that they tend to be extremely risk averse. I am not judging that in any way, but I understand that they are loathe to lose principal. Thus, I’d be reluctant to recommend precious metals, especially silver. I certainly be reluctant to recommend any cryptocurrencies.
Thus, depending on your risk preference, I would try to find a liquid asset that at least helped you to keep up with inflation. I understand that you don’t trust banks, and I don’t either, at least for really helping me. But they do facilitate commerce and without banks, It would make it tougher to do what I do. I just don’t make banks into something that they are not; a friend and ally. I spread my cash amongst several bank accounts in and out of my personal name.
You can continue holding the cash in the ground and be like the steward that took his talent and buried it in Matthew 25 or you can go out and try to do something with it. For the extremely risk averse, I would recommend parking the cash in a US Treasury money market fund and holding it in your own name directly with the mutual fund company. There are many good Treasury money market funds that are yielding close to 5% with really no risk. Of course, there’s no FDIC backing, but if the government can’t pay on its bills and defaults on those underlying securities in the money market portfolio, I think the last thing you’re going to be worrying about is your $100,000 buried in the ground.

NYC rents shatter yet another record — with no signs of slowing

Rents keep soaring in and around New York City, and they’re showing no signs of coming back to earth any time soon.
The median asking rent for a one-bedroom apartment in the five boroughs hit a record $3,900 this month, according to rental marketplace Zumper’s latest report, up 3.2 percent from May and 8.8 percent year-over-year. Two-bedroom units followed a similar trend, climbing to $4,240, up 6 percent from last month and 7.3 percent from the same period last year.
The spikes are even more dramatic on the other side of the Hudson. The median rent for a one-bedroom apartment in Jersey City is now $3,370, an annual increase of 29 percent and the second-priciest of all 100 cities tracked by Zumper, surpassing San Francisco and Miami. For two-bedrooms, the city’s median asking rent stands at $3,960, a whopping 45 percent year-over-year hike.
Those gains stand in contrast to most markets included in the report. Nationally, the median asking rent for a one-bedroom unit is $1,504, consistent with May and up 5.8 percent year over year, the smallest annual hike since 2021. Median rents in 46 of the top 100 cities declined from May to June, while 42 cities saw increases and the remaining 12 were flat month-over-month.
“This deceleration is, generally, good news for renters, but it does come with caveats,” Zumper CEO Anthemos Georgiades said in a statement. “Many cities are still stabilizing after long periods of sharp increases during the pandemic’s Great Migration, and though rents are softening, they’re still at record highs in many markets.”
Prices are poised to keep rising in the tri-state area as net migration to New York rebounds, recently approved price hikes for rent-stabilized units take effect and the expiry of the 421a tax break limits supply.
Other markets that saw the largest rent increases this month include Memphis (up 6.4 percent), Fresno, California ( 6.3 percent) and New Haven, Connecticut (6.3 percent). Others such as Tallahassee, Austin and Tulsa saw an unexpected cooldown given the busy summer season, according to Zumper’s analysis. Across the country, multifamily construction starts last year reached their highest level since 1986, but high interest rates and hesitant investors may curb some of that additional inventory.
This morning’s housing price data should come as a big warning to housing bears. There’s a huge wave of cash coming into the market from somewhere that is buying up everything. Notice how the FHFA data, which measures houses that are financed with government back mortgages and are considered more of the affordable stock, continue to show strength. The year-over-year data look fairly typical on a historical basis. The Case Shiller data came in much stronger than expected as well..

(Bloomberg) — The risks of a prolonged period of elevated inflation have increased despite the current decline in prices in many parts of the world, Bank for International Settlements chief economist Claudio Borio told the German daily newspaper FAZ on Monday.
“The ‘easy gains’ in bringing down inflation have now been reaped,” Borio said, adding that core inflation — which measures inflation excluding fluctuating prices for energy and food — is “more persistent” and has “stabilized at elevated levels or is even rising.” This makes the next phase of fighting inflation “more difficult” and “requires all efforts,” the economist told the newspaper.
One of the reasons for this effect, he said, is that people adjust their behavior to higher inflation when it lasts for a longer period of time, which in turn leads to its entrenchment at a high level. This particularly affects the link between higher prices and rising wages, Borio said.
In the current situation, governments have to make a contribution by consolidating their budgets in order to get inflation back under control. Lower public spending would reduce the pressure on aggregate demand and thus help the central banks to fight inflation, Borio said.

Biblical Polygamy has nothing to do with Mormonism. Or child brides. But a consensual marriage between a male adult and a woman adult. Abraham, Moses, Jacob, Gideon, and other faithful men of God were all polygamous. The Heavenly Father describes himself as a polygamist. The Son of God used polygamy in a parable to describe marriage between one man, and five virgins. The New Testament allows polygamy. Jesus blessed faithful men with multiple wives, and even the wife for finding an additional wife for her own husband. Paul calls the Mosaic Law Holy and Good. The Mosaic Law allows a man to have more than one wife. Are you saying Jesus is a sinner for allowing and blessing polygamy as a righteous form of marriage?
The whole world already practices polygamy. But the adversary’s version of polygamy – which is fornication and adulteries. Jesus says a man that takes a woman’s virginity must marry her – unless her own father denies the marriage. This commandment applies to married men as well.

God’s prescription for lust = marriage. And it can be several wives if the man meets Jesus’ guidelines. He has to take care of the woman and children for life and love them all. He can not divorce any wife except for sexual immorality.

Matthew 5:28:
But I tell you that anyone who looks at a woman lustfully has already committed adultery with her in his heart.
That is a VERY HEAVY burden on Christian men. Imagine a Christian teenager who’s hormones have begun to race, and he sees an attractive girl in his class (un-married ofc). Or perhaps a girl dressed in a bikini at the beach on vacation. He lusts after her – even though his pastor has taught him lusting for any woman = adultery. The punishment for adultery in the Mosaic law is the same punishment as a man lying with another man. So that tells me that our Heavenly Father and King Jesus view adultery as VERY SERIOUS.
If that young man believes in his heart that Matthew 5:28 applies to any woman (as taught in most churches) – then he’s guilty of sin:

King Jesus about heavy burdens:

The proper translation for Matthew 5:28 is “wife.” Not “woman.” A man may not covet something belonging to his neighbor. That includes his wife or wives. But, scripturally speaking, lusting for an un-married woman is not sin. However, that lust shouldn’t turn to fornication. A man still has to control his lust, so he doesn’t commit the sin of fornication. But even that can be made right if he took her virginity – that is by marrying her with the approval of her father. The punishment in the Mosaic Law also included paying the bride’s price to her father. But compare that to the punishment of stoning to death if a man sleeps with another man’s wife.
Matthew 23:13 – I believe easily applies to the in-correct teaching of Matthew 5:28:
13 But woe unto you, scribes and Pharisees, hypocrites! for ye shut up the kingdom of heaven against men: for ye neither go in yourselves, neither suffer ye them that are entering to go in.
I believe only by the grace of God can a man that believes Matthew 5:28 is referring to any woman can fulfill this commandment. I believe it’s even contrary to how our Creator made us to fulfill this commandment – “be fruitful and multiply.” I would even venture to say many would be better off not ever entering a church that teaches Matthew 5:28 in-correctly. Because Matthew 5:28 taught in-correctly can lead you to sinning very seriously against King Jesus. But Matthew 5:28 taught correctly makes a lot of sense, and is a very light burden. Very simple – don’t mess around or covet for another man’s wife. Just like you wouldn’t like someone coveting or messing around with your own wife. Simple. Logical. Loving. Righteous. That’s our God.
