JPMorgan is about to spend $1 billion on hundreds of rental homes across the US on the way to becoming a megalandlord.

I am warning the reader that housing in the US is still relatively inexpensive when compared to the rest of the world, and the large institutions know it. SF real estate prices will continue rising and the largest corporations will control its pricing. Now JPMorgan Chase will try their turn.

These institutional firms have a much lower cost of capital than the typical homeowner and have access to easy and cheap financing to purchase these homes.

A new joint venture between one of America’s largest banks and a growing build-to-rent operator is the latest sign that big investors are undeterred by the volatile real estate market.

Haven Realty Capital and JPMorgan Chase’s asset management arm said they will invest up to $1 billion to develop build-to-rent single-family homes across the country, according to a November 15 announcement.

The duo plans to seed their investment with up to $415 million in equity. The first installment will include a purchase of 250 homes in three communities around the Atlanta metropolitan area, and the deal could close within the next 90 days, the statement said.

The partnership comes at a time when demand for new housing continues to slide, according to data from the Census Bureau. Meanwhile, the National Association of Homebuilders reports that builder confidence is at its lowest level since 2012 because of rising interest rates and construction material costs.

“The for-sale housing market has been significantly hampered by recession fears, inflation and rising interest rates placing a burden on homebuilders and their ability to add to the housing stock,” Haven’s founder Sudha Reddy said in the statement, adding that the partnership will allow the company to work with homebuilders who “are becoming increasingly comfortable selling entire communities to operators” like Haven.

Build-to-rent is a ‘useful response to the market’s needs’

The build-to-rent trend initially emerged during the Great Recession as a way for homebuilders to continue adding supply at a time when consumers were not buying homes. It refers to a process where developers construct an entire community of typically detached single-family homes that are later rented out by an operating partner.

The trend gained steam during the COVID-19 pandemic as demand for single-family homes and suburban living skyrocketed.

Haven Realty has emerged as a national leader in the space, with a portfolio of 35 build-to-rent communities valued at more than $1.2 billion. Similarly, JPMorgan is one of a handful of companies that are pioneering digital rent payment options for renters and landlords.

Institutional investors like Fundrise as well as pension funds, and public companies have been steadily acquiring single-family homes to rent for a profit. This has only increased competition for homes at a time when housing affordability is a primary concern for many.

However, some, like Tomasz Piskorski, a professor of real estate at Columbia Business School, believe that the build-to-rent model is more efficient than the traditional model of selling each newly built home to separate private individual buyers.

He told Insider in early November that the build-to-rent trend is a “useful response to the market’s needs.”

“Professional rental companies in some ways bring more efficiency and they might help solve affordability problems because of very high mortgage rates right now,” Piskorski said. “A lot of people simply cannot afford to buy a home.”

Not everybody agrees with Piskorski’s assessment.

Housing experts like John Burns, of the eponymous real estate consulting firm in Phoenix, Arizona, have cautioned developers against going “all-in” on build-to-rent because it can take a long time to bring those communities to market.

“We’re still very bullish overall, but not everything’s going to work out,” Burns told Insider in October.

I do not see how OPEC will be able to sustain its cuts as their members grow increasingly desperate to raise revenue to fund their largesse.

    The price of oil is losing its support and the United States is now producing at least 12 million barrels a day on a run rate. It’s as if OPEC+ is just a shill for USA, Inc.

    Stocks are holding up remarkably well here despite the calls of catastrophe and collapse. Asset prices across the board seem to be doing fine, especially US residential real estate.

    I suspect that many of the small-time players are going to be caught off guard when we get a resurgence in asset prices.

    Most wage earners have lost at least 10% in real spending power since covid began. These are just based on official numbers as well. I can’t think of a worse lot for most people than to be a regular wage earner. I think many of the objectives to impoverish people by the elites have been achieved already for now.

    Churches love to use Galatians 2:16 out of context to push an agenda that it takes zero works:

    But the works Paul was referring to here in Galatians is circumcision.

    So — why are churches teaching and deceiving their followers it’s only faith; and you can continue sinning? Did not Jesus Christ curse the fig tree for not bearing fruit? Why does the devil work so hard to get Christians to sin, and become dis-obedient to God? If the hour of trial equates to the anti-christ and mark of the beast – then wouldn’t a teaching of zero fruit mean there’s a better chance you go through tough persecution (prison/death)?

    The devil wouldn’t work so hard deceiving Christian nations. Infiltrating their churches. And spreading false doctrines if Jesus Christ isn’t the way, light, and the truth. Look how the devil treats the quran. Zero infiltration. Zero care in the world.

    1. The function of the law has always been for the knowledge of sin. Romans 3:19-20 says:

      “Now we know that what things soever the law saith, it saith to them who are under the law: that every mouth may be stopped, and all the world may become guilty before God. Therefore by the deeds of the law there shall no flesh be justified in his sight: for by the law is the knowledge of sin.” – Romans 3:19-20

      For those who have no knowledge of their sinful nature or the consequences of their sin, the law is the proper tool to show their depraved condition.

      Paul says in 1 Timothy 1:8 that ‘we know that the law is good, if a man use it lawfully’. In the dispensation of grace we must be careful to use the law lawfully, and not contrary to its purpose. Moses spoke of the law:

      “For it is not a vain thing for you; because it is your life:…” – Deuteronomy 32:47

      The very life and blessing of the nation of Israel depended on their response to the divine law in faith.

      However, through the failure of Israel to follow the law, God revealed his hidden purpose and wisdom that the law had no power to save sinful humanity (Romans 3:19-20, 8:3). Indeed, it did nothing else but to manifest the wickedness of sin in our nature. (see ‘Am I good enough to go to heaven?‘)

      Paul says, that the ‘law entered, that the offence might abound’; ’without the law sin was dead’; and ‘when the commandment came, sin revived, and I died’ (Romans 5:20, 7:9-10). This does not show that the law is wicked or evil, but on the contrary that WE are wicked and sinful.

      For the ‘law is holy, and the commandment holy, and just, and good’, but we are ‘carnal, sold under sin’ (Romans 7:12-14).

      We are held in bondage to the law, as it slays the sinfulness of our flesh, and puts us under the condemnation of God’s wrath. ‘The law worketh wrath’, and we who failed under the law were deserving of that wrath (Romans 4:15a).

      Yet, while we were still sinners, God commended his love for us in that he sent his Son to take upon himself God’s wrath in our place (Romans 5:8-9). Giving us his own righteousness by faith, Jesus blotted out the ‘handwriting of ordinances that was against us’ (Col 2:14). He took our wages of death on the cross and satisfied God’s justice for sin (Romans 7:24-25, 8:2). The law no longer has its power over us unto death, for in Christ we are dead unto the law. ‘For where no law is, there is no transgression’ (Romans 4:15).

      It is not that the law does not exist, or ceases to perform its function. It is that the law has no more hold over us, since we have been crucified and have satisfied the justice of the law in Christ!

      “I am crucified in Christ: nevertheless I live, yet not I, but Christ liveth in me:…” – Galatians 2:20

      Our penalty has been paid, our flesh is crucified, so the law has no effect. Christ enables us to serve him in righteousness by faith!

      “Being then made free from sin [we become] the servants of righteousness.” – Romans 6:18

      Once we are saved, God no longer looks at our sin, but at the righteousness we have been freely given through Christ’s redemption, even the righteousness of God.

      The law has fulfilled its duty in bringing us to Christ. Subsequently, it is only by faith in Christ’s payment for our sins that we can be justified unto salvation.

      “For by grace are ye saved through faith; and that not of yourselves: it is the gift of God: not of works, lest any man should boast.” – Eph 2:8

      The law then was not given to make us righteous, or encourage righteousness. By the law is the knowledge of sin; it manifests our unrighteousness. It was given as a schoolmaster to lead us into an understanding and appreciation of God’s grace.

      “…the law is not made for a righteous man, but for the lawless and disobedient, for the ungodly and for sinners, for unholy and profane, for murderers of fathers and murderers of mothers, for manslayers, For whoremongers, for them that defile themselves with mankind, for menstealers, for liars, for perjured persons, and if there be any other thing that is contrary to sound doctrine;” – 1 Timothy 1:9-10

      Understanding the function of the law helps us to appreciate the salvation we have by God’s grace. If it were not for the death, burial, and resurrection of Christ we would still be under the law, lost in our sins, and destined for God’s wrath and punishment.

      1. So, how do we govern while we’re here? Nobody here has an answer. The Christians today sound like Buddhists.

        The NT is a piece of cake to understand compared to the OT.

        How do we set up a country and govern? What warnings do we heed?

        The NT-only Christian just doesn’t get it. The puritans, Scot presbyterians, and other founding fathers were geniuses in development of the Constitution and such. We are all created equal, and evil by nature, but we are not certainly the same. They referred continually to the Bible for answers and for historical references.

        Today’s Western Christian has certainly benefited from the labors of the geniuses of the past when it came to establishing the Nations, but they’re no different than the heathen in that they exploit the riches that were gained from that godliness, yet they deny that power. Today’s Christian is very subjective and is full of opinions, but doesn’t understand how the world works nor how the adversary operates and exploits the weaknesses of the laodicean Christian.

        Today’s Christian is a product of the liberation theology taught in the public schools since the early 80s. So are the pastors. They don’t even know. Clueless, yet self-absorbed. Wanting the way things were, but denying what made that great. Not even knowing the past anymore. Today’s NT-only slob is a product of his Marxist education.

        It’s funny, I came across a YouTube video in which a person observed several people walking out on a John MacArthur sermon. Yet I looked in the audience and saw a couple thousand people. I wondered how can a man get such a large audience? He is certainly appealing to a lot of people. Jeremiah preached in empty temples. Jeremiah warned of dealing with foreigners and strangers to the faith. The founding fathers took note.

        1. Look on the bright side. The NT-only Christians will be totally at ease as the multicultural multicoloreds overwhelm the West as the people increasingly die from the Government ordered death jabs.

          So, how do today’s Paul-quoting Christians react to what’s going on? Turn inward just like a Hindu and Buddhist.

          Romans 13.

          This end result is the culmination of 7-8 generations worth of church and societal reengineering to think that the truth is abhorrent. Today’s Christian is totally deceived to believe their prior generations were stupid and evil.

          It’s done.

          1. It’s done, indeed. No real reversal will be done by men. Christ said to love your enemies — yes. Because we’re to be set apart from the un-believers. But he also said to be wise as serpents and gentle as doves. There’s been many un-wise things that western Christian nations have allowed the past 50 or so years.

            In regards to Paul – Peter says his letters are hard to understand, and many twist/distort to their own destruction. But his wisdom is from God. Those that want to believe in the modern false doctrines in today’s churches — will have their distorted Pauline verses to fall to.

            Jesus Christ did something similar when he told many of the disciples:

            “Very truly I tell you, unless you eat the flesh of the Son of Man and drink his blood, you have no life in you. 54 Whoever eats my flesh and drinks my blood has eternal life, and I will raise them up at the last day.”

            This caused:

            “From this time many of his disciples turned back and no longer followed him.”

            Jesus explains why it was said the way it was said:

            “Does this offend you? 62 Then what if you see the Son of Man ascend to where he was before! 63 The Spirit gives life; the flesh counts for nothing. The words I have spoken to you—they are full of the Spirit and life. 64 Yet there are some of you who do not believe.” For Jesus had known from the beginning which of them did not believe and who would betray him. 65 He went on to say, “This is why I told you that no one can come to me unless the Father has enabled them.”

            Ephesians 2:10:

            For we are God’s handiwork, created in Christ Jesus to do good works, which God prepared in advance for us to do.

            Paul says we’re created to do good works. And he says in Galatians 5 those that live un-Godly will not inherit the Kingdom of God:

            19 The acts of the flesh are obvious: sexual immorality, impurity and debauchery; 20 idolatry and witchcraft; hatred, discord, jealousy, fits of rage, selfish ambition, dissensions, factions 21 and envy; drunkenness, orgies, and the like. I warn you, as I did before, that those who live like this will not inherit the kingdom of God.

            – I can see many Christians that fall into this ‘once saved always saved’ and ‘faith alone’ doctrine gladly taking the mark to save their own lives. It’s exactly what the adversary wants. And Scripture says there’s a ‘falling away’ before Christ returns. And in Matthew – Jesus warns the love of many will grow cold. Family betray family. Neighbor betray neighbor. Doesn’t matter if it’s Old or New Testament – the message is the same. God fearing. Obedience. Faithful. To expect tribulation. But with Christ we have peace. Even if we have to go through tribulation. Because Jesus said blessed are those that are persecuted for his sake – for theirs is the Kingdom of Heaven. Narrow and hard is the road to life, and few find it. A sinner’s prayer and you’re saved for life doesn’t match Scripture, does it?

      2. At some point I have to believe this is willful. There’s a whole lot of non sequiturs here going on with today’s Christian. They are incapable of staying on topic. I just don’t get it. Actually, I do get it. It’s the laodicean era. That’s why we’re in this mess. It seems people are just incapable of responding to what is actually presented as opposed to talking about other things in response to something else.

        A casual observer may not think that’s a big deal and that I’m being overly harsh, but when a person loses his ability of proper reasoning, they no longer become an effective steward of the knowledge given to them nor are they proper representatives of what they claim to represent. How can a person who can no longer logically discuss topics be able to effectively spread the message in an age of universal deceit?

Even Jesus’s offer to save the world is a common law concept. It’s essentially a unilateral conditional contract. All of the rules, stipulations, requirements, and criteria are enumerated for the world to see. There is nothing capricious nor arbitrary about Jesus’s plan to save the world and your soul. You either take it or leave it and there is nothing arbitrary about it. All the other gods in this world that people embrace are capricious, arbitrary, and whimsical.

      This is especially true of Allah, the satanic Islamic god of Ishmael’s lineage. Good luck trying to please Allah if you are Islamic. Allah does whatever he wants to do, when he wants to do it, and the follower is left picking up the pieces, hoping that he is doing the right thing. Living in a world of fear, irrational fear.

      With the God of the bible, on the other hand, we are supposed to live in fear, but it is a logical fear. The God of the Bible equates himself to a judge and if you respect a judge’s authority on this planet, you fear the judge as well, for your life is in the judge’s hands. It is the same way according to the bible. But it is a healthy fear, a rational fear that the true remnant Christian possesses, for it is our actions and our labors each and every day that obligate ourselves to this Judge. But the judge tells you exactly what you need to do in order to be set free. There is no other faith that matches this.

      St Malachy, in the 112th phrase of the prophecy of the popes, calls Jesus the dreadful judge. Most of those living on this planet are going to view Jesus as the dreadful judge, for they will be forsaken to damnation. But, it’s not as if the rules of the unilateral conditional contract weren’t laid out. The whole world knew of the common law offer that Jesus gave to us. We accept it or reject it. It’s often considered a Hobson’s choice.

      And common law is crafted under both the Old and New Testaments, with particular emphasis on the Old Testament.

      So, if you are asked why Christianity is the real deal over everything else, don’t sound like a gnostic and say that I just know it. Sound like an expert and talk about this type of stuff that I cogitate each and every day.

        1. Hebrews 11:6 says God is a rewarder of those that diligently seek him. It’s written that God gave king David his old master’s house to him (Saul), his wives, and all of Israel and Judah. Why? Because David loved God. And he loved his neighbor (up until that incident. He spared Saul’s life multiple times – even though he tried to kill him). So because you put God first – perhaps the next woman that shows up in your life not only looks more attractive, but bears the fruit of the Spirit. Throughout Scripture nothing good ever happened when God’s people were fornicating and marrying women purely for lust. Doesn’t matter if it took one wife (Samson), or hundreds (Solomon).

    1. I used dating sites in the distant past such as match.com and matchmaker. I have also used a non-internet local dating service.
      For starters, most internet dating sites have a much larger proportion of men to women. So if your a man looking for a woman there are at least 20 other men wanting to date the same woman that seems interesting to you. So it is very hard to get through to most of these women. The few women I have dated on these sites are mostly foreign women looking for American sugar daddies.
      My experience and of other people I know who used these dating sites is that a lot of these women lie about their age and lie about their appearance. They are not who they say they are. Liars don’t make good relationships. These dating sites are a prime opportunity for psychopathic criminals to stalk people looking for a date. I have heard of women getting stalked by men they meet on these sites and men also lie about age, career, etc.

      The non-internet dating services sell you empty promises for a large sum of money that they require you to pay up front. By the way , no refund if your not satisfied. Most of my dates through the non-internet dating service were very emotionally dysfunctional women and/or women who hardly appeared human(very very unattractive compared to the average population). Other times they just do not set you up with anybody.

      The upshot is that dating sites and dating services prey on lonely people to grab their money and are prime avenues for criminals to tag people. They do not serve the purpose that they promise you.

      If you are looking for a significant other, I suggest that you take it to the Lord in prayer and God will show you the way to a very compatible companion. God will find you a way to relieve loneliness through the loving compassion of Jesus Christ. Jesus Christ is there for you more than any mortal companion .

Not sure how that should perform well if all these ridiculously bloated tech companies with ridiculously overpaid workforces are implementing hiring freezes and doing large-scale layoffs. And there will probably be some spillover effects into other areas, although they won’t crash by nearly as much I would think.

    Once Musk proves to the industry 80% of their workforce is needless bloat, workforce efficiency consulting (or something) is going to become a thing again. This “worker shortage” is going to evaporate almost overnight.

    If you think the proles have it hard now, wait until you see what’s in store for them. I doubt it will involve ever-rising real estate prices, though the prices may remain elevated in terms of price vs. wages (but wages will drop a lot, in particular if you include the unemployed in the average).

    Don’t forget JPM is a bank. It can’t be forced into liquidation the same way other businesses that get issues can be.     1. I never recommend places like SF or Manhattan or LI. I paint with a broad brush, and I normally recommend where the institutions are concentrating. They don’t buy in those areas.       I’ve had a few opportunities that would have helped me out alot, one more than the other, but at the time I didn’t know it or didn’t see it. Only after the window of opportunity closed, is when I realized what I missed.

      1. I day traded and scalped dot-com and Nasdaq stocks. Started with 5k in 1999 and ended up making at least 500k or more by 2001. The volatility ended and only the professional gun slingers were left, so the profits dried up. I kept the money and paid the taxes. Started buying RE with what was left after paying 150k to the Feds in 2001. Between NYC, NYS, and the Feds, I paid almost 250k in taxes that year.

        I left Nasdaq and its expensive subscriber software I had and then the profit dried up. I regretted the decision initially. I actually was good at my job. I left a bunch of stock options and a six figure salary behind. It’s all okay. Last time I checked those stock options would have been a few million now. Agh….

        I got in and out. I ride each wave. It allows me to not have to work for a paycheck.

  12. I’ll say it again, the small time landlord will continue to suffer against these ever expanding institutional investor firms. It seems that official policy is written specifically to stick it to the small time landlord. Or small time anyone for that matter. Only the big firms can weather a storm of flakes and vacancies. Mr. Evans and Mr. Beecham are fortunate to have good tenants but I have one friend who had a rough time during the non paying covid era tenants.

      I clear tenants through Zillow and am extremely particular to whom I rent. Zillow checks credit, criminal, and evictions for $29. Zillow allows applicants to apply to as many Zillow rental ads in 30 days for that one time $29.

      Indeed, my last listing received 30 applications as COVID hurt a lot of people and the quality of the applicants was poorer than normal, it was also a bad time to rent out a house.

      Anyone can screen tenants now easily. The irony of renting to Christians; the ones who talk the Bible and Christianity are usually the ones who are the least likely to qualify.   13. Don’t expect cheap housing anywhere anytime soon. Those looking for a house to buy should do it now. Glad I bought my house 12 years ago. I probably would not be able to afford buying my house at today’s prices. Heaven help those first time buyers without rich relatives to help them out.

    1. I continue to plan on buying again next year; with and without a like-exchange. With a like-exchange, I need to buy a more expensive property than the one I sold. Selling my condos for houses. Also plan to buy new ones, too. The cap rates are still very reasonable and the rents will continue moving higher as the open borders brings in continual waves of foreign aliens.

          I will try to explain: I live close to Bilbao area, in a small narrow valley between steep mountains to the Atlantic coast, in a condo built in the early 70s, times when industry was thriving and many workers from all around Spain needed to be allocated somewhere as quick as possible in this area.

          About 8 or ten years ago, when his wife still lived, they thought they were unable to manage by themselves and seeing their old age coming and having some more money that people around decided to contract a foreign alien to look after them.

          The elected woman was a Bolivian lady. This lady was then a 40s something divorcee that left her ex-husband and her kids in South America and headed to South Europe. She was perfect for the job,of course she speaks the language, she had been here already for some years looking for another elderly woman until she died and she got many praises and good references from her diligent work.

          Thanks to the almighty over bloated public health system and public pension system of Western Europe she got stuck in the place much longer that necessary, as the whole system works as extremely well looked and oiled machine to get sure this vegetable man lives many much more years that he will in any normal society and all that at the cost of the taxpayer, of course, the hard worker idiots that feed this kind of supreme evil and stupidity at higher and higher cost.

          As a close neighbor, I know her a little bit and from times to times the thought she could be not that bad pop ups to my head. Maybe, at the past there was potential on her as a loving, attentive, smart and a dedicated human being enjoying her family life looking after her children. Now all that is lost as her kids have grow up and all has been by the phone line. Every one has a price they say and for 1000 Euros a month, she has sold herself.

          I look at awe at our adversary’s power.             It took me a long time to come to the conclusion that life is not fair regardless of how assiduously we try to change that one circumstance. Our adversary tries to tell us that with trillions of dollars in deficit spending, life can become fairer for all. Jesus said we’ll always have the poor amongst us and throwing money at it only makes everybody poorer with a few at the top becoming richer. Of course, the rich on the media and propagandize to us about such fallacies.

            I grew up feeling bad for so many less fortunate people and realized I couldn’t do anything about it. I don’t know why there are so many lost souls living in non-Christian nations.

            I DO know why the Christians and Christian nations threw away their birthright. It’s because they feel sorry for people and the synagogue’ media takes advantage of that and exploits and leverages this vulnerability in the Western people. I don’t know why the world operates the way it does, only God knows. I tell people if they don’t like it to take it up with the boss at the judgment throne. I know it’s easy for me to say and it sounds rather callous, but I can’t change my circumstances unless I self-immolate.

            Why is life for me easy while most others suffer? Nobody has the answers, only God. But God gave us free will, and he said that the actions of people will curse their generations. I believe that the curses of a lineage goes back to Babylon and before. Because we have free will and free choice we are all the product of not just our decisions but the decisions of those around us and those from our previous generations. For example, a person present at the Tower of Babel Babylon is cast out and thrown into a nation like India where his family becomes Hindu. And for thousands of years, the generations of a family are Hindu and it’s based on the decision of a lost soul from a long time ago.

            But falling down on the sword feeling sorry for others is not the solution, as we can see that’s why the Western nations have voluntarily become a dumpster fire, gratis the synagogue of Satan.
